GrowthSpotter – Zenodro Homes prepping for more vacation townhomes in Four Corners
Zenodro Homes is seeking a construction permit to begin its fourth phase of townhomes in the Silver Creek resort in the Four Corners market of Lake County.
Tranquility Townhomes, as the project is being called, would add 112 more units next to the existing phases containing 356 units. There will be 28 buildings with four units in each one.
Zenodro applied this month for an environmental resource permit from the St. Johns River Water Management District. Of the 25.12 acres of land, 9.13 acres are wetlands. The developer would be required to maintain 25% open space, or 6.28 acres.
Lusant Ordonez, CEO of Zenodro Homes, said 98% of the wetlands on the property will be protected. The only impact is for a road placement in a small area, he said.
“We try to incorporate nature, rather than clear-cutting everything and replacing it with a bunch of skinny trees,” Ordonez said. That is better for the environment and serves as a good marketing point, he said. “When you drive in, it’s beautiful. It is mature landscaping.”
Zenodro Homes took control of the 145 acres in the U.S. Hwy 27 corridor around 2008. In all, the builder will construct six phases of townhomes on its property for a total of between 674 and 692 units, depending on what Lake County approves, Ordonez said.
These are luxury townhomes designed with vacationers in mind, Ordonez said. “As the crow flies, we are just 1.3 miles from Disney’s new entrance on Western Way, which finishes at Avalon Road. We have already sold over 50% of this project with starting prices at $479,000 and $489,900, depending on which floorplan people choose.” There is a premium for conservation views.
One floor plan, called the Orel, is a corner unit with four bedrooms, three bathrooms and a splash pool totaling 2,256 square feet. The Asher is a middle unit with three bedrooms, a loft and three bathrooms and is 2,266 square feet.
Each of the six phases on the property Ordonez calls The Dream, will have its own clubhouse with pool, spa, game rooms, a gym and a gathering area.
The first phase on the property was completed in 2020.
“We have been recognized as the standard-bearer for quality in the vacation home space,” he said. “We won first place in the Parade of Homes and were the grand prize winners for best built multi-family product in Central Florida, recognized by the Greater Orlando Builders Association.”
Ordonez said each unit will have Italian-designed cabinetry and Spanish porcelain tile, top-end appliances and fixtures.
“We do not give any price options,” he said. “It is just color selections. The finishes we offer are second to none.”
Zenodro is working with Brooks Engineering Inc. out of Tavares for civil engineering, surveyor Grusenmeyer, Scott and Associates out of Orlando and Geoengineer Mike Tannous Engineering Inc. out of Casselberry.
Ordonez said he hopes to have his construction permits within weeks and hopes to begin construction on Tranquility Townhomes some time in the first quarter of 2023.
