Every homebuilder has values. Most of them are framed in a lobby somewhere and mean nothing to the person signing the contract.
We wrote ours down anyway — but with a rule attached: if a value can't be checked against something we actually build, it isn't a value. It's a slogan.
In Florida, there is a cheaper way to put up a house, and plenty of builders take it.
We build with concrete block. We insulate with spray foam. Block costs more to stand up than the alternative. Spray foam costs more than batt insulation. Neither is something you notice on a walkthrough — and both are things you live with for the next thirty years. In a storm. In August. On every power bill.
Advancing doesn't mean adding features to a brochure. It means changing the specification when the better specification comes out of our margin instead of yours.
The easiest way for a builder to advertise an attractive base price is to make the base home forgettable, then sell the difference back to you at the design center.
We don't have upgrade tiers.
European-style cabinetry. Quartz countertops. Porcelain tile. Samsung appliances. Moen fixtures. Floor-to-ceiling tile in the bathrooms. Designer LED mirrors. Standard — not a package, not an upgrade, not a line item you negotiate down at signing.
Excellence that only appears when you pay more isn't excellence. It's an upsell.
Zenodro is family-owned. Lusant and Mariher Ordonez are on site.
That isn't a warm detail for an About page. It's the enforcement mechanism for everything else on this list. When the people whose name is on the company are walking the job, the standard doesn't quietly drop between the model home and the twentieth closing.
Ownership also means we don't hand you costs on the way out the door. No CDD fees. No builder fees. The number you were quoted is the number you pay.
Twenty years. More than 500 homes built in Florida.
Those numbers matter less for what they prove than for what they let us stop doing — guessing.
Delivering what matters also means knowing what isn't ours to hold on to. Your home is yours. No rental restrictions. No mandatory property management. No required furniture package. We finish the house and we hand you the keys — all of them, without strings.
A value you can't test is just a nice sentence.
So test ours. Come to 17536 Hidden Forest Drive in Clermont. Walk the Orel or the Asher. Open a cabinet door. Ask what's included, and then ask what isn't. Ask what the walls are made of.
If we've got this right, you'll be able to tell in about fifteen minutes.
